The facilities at Christian Youth Enterprises Sailing Centre were outdated and in desperate need for expansion due to an increasing demand for group activities. Planning was granted for a 450 sqm facility split over two floors, providing dedicated training spaces, toilets, changing facilities, showers, accommodation, and improved boat maintenance.
Minniedale Projects were approached by CYE post planning approval to assist with the pre-construction work. Our services involved;
- Stakeholder Engagement
- Assembling and Managing the Professional Design Team / Consultants (Architect, Structural Engineer, M&E Consultant, Renewable Consultant, CDM Principal Designer, Fire Consultant, Building Control, Civil Engineer and Quantity Surveyor)
- Requesting and Checking Fee Proposals for the above Consultants
- Design Team Co-ordination
- Preparing a Pre-construction Programme to keep the Design Team on Target
- Providing advice and Support to the Trustees and Centre Manager
- Attending cost Plan Meetings with The QS, Architect and Client
The Architect took on the lead designer role and we assisted with the information exchange between consultants, chasing where necessary and ensuring everyone was communicating. Once the Building Regulation Drawings were complete and the consultants had finalised their drawings we wrote a detailed Schedule of Works for competitive tender. The tender ‘pack’ was assembled and issued to three contractors for competitive pricing. Minniedale Projects managed the whole tender process, answered questions from the contractors and chased to ensure tender returns were submitted by the deadline. It was important to the trustees at CYE that a competitive tender route was taken to ensure ‘value’ for money was achieved for all benefactors involved.
Our tender and contract services involved;
- Schedule of Works
- Formal Tender, Contractor Recommendation & Due-diligence
- Tender Analysis
- Contract Administration and Arrangement of a JCT SBCQ Contract (including: builders project programme, builder insurance documents, advice to client on their insurance responsibilities, preparation of a document schedule, agreeing contract sum, liquidated damages, retention sum and defect period).
- Site Inspections & Reports
- Snagging
The project was a £2m+ replacement facility for a sailing centre within an Area of Outstanding Natural Beauty. Minniedale came on to the project during the design stage bringing stability and expertise to the team. They oversaw the schedule of works, brought the design to tender and managed this process, and then administered the contract until completion.’’ Mark Sheldrake, Centre Director
