Minniedale Projects specialise in residential building project management and building consultancy, helping clients prepare their projects for construction and managing through to completion. We provide independent advice and support sitting between the client and builder. We operate in Sussex, Surrey and Hampshire consulting on extensions, loft conversions, basement extensions, and new build/self build projects. Our services protect client interests while working fairly with the builder and suppliers.
The pre-construction stages of any build are vital to it running efficiently, on time and on budget. If you are about to undertake a build project and need expertise on how to get it started, the costs, appointment of the right builder and management during the build, a building project manager and building consultant is the best way forward.
A majority of our clients appoint us as they are unsure on the stages to get their scheme built, what the costs are and who/what is needed in the process. A common issue with comparing quotes from various builders without a detailed Schedule of Work spreadsheet is that each builder will be pricing the job in their own pricing format. This means the client has many different quotes with no way of comparing like for like. This often leads to different assumptions, quantities and ultimately variations during the build. Our Schedule of Work pricing documents break down all elements of the build. The builders price each line item so comparing tenders is extremely easy and ensures nothing is missed.
The second advantage to the Schedule of Works is that we can check the costs and work with the builders to reduce certain prices or recommend different products/specification. This helps to reduce the overall build sum.
Once costs are agreed the Schedule of Works is then used as a reference document throughout the build when requests are made for payment by the builder. Work stages can be checked against progress and payments made to represent what has been done to avoid the client from over paying.

We provide Architecture services and undertake projects of all sizes, from extensions to loft conversions and basements to new builds. Offering the full service to achieve planning consent with the Local Authority and then developing the drawings ready for construction. We pride ourselves on offering sound advice through the planning process and consideration to the client’s budget during the design stages.
Having one point of contact from the initial concept to completion on site is massively beneficial as working with different companies can be confusing and hard to control.
We can also produce CGI’s and 3D models of the scheme to further assist with the clarity of the space and design. Visuals are also very helpful in improving the chances of success for challenging planning applications, such as ones within the Greenbelt or Conservation areas.

We are currently working for ‘Christian Youth Enterprises’ in Chichester to lead all the pre- construction work, tender phase, Contract Administration and Building Consultancy on their new build boat house facility
CYE offer water activities using the marine environment for water sports and related educational teaching. Their new boat house will provide a dedicated training space, toilet & changing facilities, accommodation and improved boat maintenance split over 450sqm.

We were recommended to a couple in Esher who has been granted planning permission for a two- storey side extension and external renovation work to their 5 bedroom detached property. The proposed extension had a games room and study on the ground floor and two en-suites with walk in wardrobes on the first floor linking to the existing bedrooms.
The clients wanted a detailed Schedule of Works pricing document written to capture all aspects of the build to enable competitive tendering to local builders. They wanted to compare costs easily and efficiently. We visited the property to discuss the scheme and made recommendations.
The benefit of our Schedule of Work tender documents is the detail and break down which reduces the opportunity for work items to be missed at pricing stage by the builder. The spreadsheet can then be used as a reference document during the job to calculate builder payments and provide better cost
We were appointed to lead all the pre-construction stages on behalf of our self-build client for their 440m2 detached house overlooking the Epsom Downs and Epsom golf course. We wrote a detailed Schedule of Works, issued out for competitive tendering and assisted with the procurement route for the timber frame, external windows/doors and ground source heat pump. Cost management/control at an early stage when undertaking a new build scheme is vital.

Ground Source Heat Pump install on our scheme in Aylesbury by Elite Renewables. Our client was interested in renewable energy sources to heat their detached property which ran on oil. The clients will be saving over 60% on running costs and the payback from the RHI scheme over 7 years will be in the region of £30k. We assisted with the ‘master plan’ and co-ordination of 660 linear meters of trench excavation within the paddock and connection of new plant equipment to the main house in connection with the refurbishment work we were Project Managing.
We were instructed by the developer to write a detailed Schedule of Works tender document for new build flats in Reigate, Surrey. The scheme involved the erection of new self-contained residential flats with associated car parking and landscaping. The document provided a developer level finish and specification. The Schedule of Works enabled them to tender each package of the build to individual trades for cost saving. They then used the document during the build to monitor cost.
We were approached by Ben Reed Architects (benreedarchitects.com) to write a detailed Schedule of Work pricing document for competitive tendering of this contemporary ‘bronze effect’ rooftop extension in Brixton, London. The document broke down each element of the build so all three contractors prices could be compared and analysed easily. The client was then able to make an informed decision on who to appoint with the confidence that everything had been allowed for in the quote.
