Haywards Heath New Build


It’s always nice to work alongside a young family looking to build their dream home!

The plot was previously a builders yard tucked behind a row of houses off Sunte Avenue in Haywards Heath. As a result the soil is very contaminated which will involve excavation of all the top soil across the plot and then the re-importation of inert clean soil. This will need to be handled carefully and the correct reports issued to a series of consultants for approval and sign off before any of the sub-structure can commence.

The project will be split into 3 phases to ensure the best value for money is achieved.

Phase 1 – Demolition of existing outbuildings, hardstanding and clearance of contaminated soil. Substructure and underground drainage. New utilities.

Phase 2 – Erection of timber frame and roof to make the structure water tight.

Phase 3 – Internal fit out to include external brick skim, windows/doors and landscaping/hardscaping.


When appointing different contractors during a build it’s important each phase is handled carefully to ensure the hand over of each phase is on time for the next company to take over. More importantly you need to ensure there are no legacy issues carried forward when the new contractor takes over the site. In addition to this the new Building Regulation changes stipulate there must be one Principal Contractor involved in a project from start to finish which makes the ‘self build’ approach even harder to navigate/manage. The risk now lies on the shoulders of the client embarking on the new build journey if a Principal Contractor isn’t appointed which is a massive risk that the client is often not experienced enough nor insured to take on.
