Project Overview

Nestled in the ever-expanding Ifold estate in West Sussex, we transformed a modest bungalow into a stunning and spacious family home.

The vision included:

  • Full first-floor addition with striking gable roof
  • Single-storey rear extension for a large open-plan kitchen and entertaining space
  • Five double bedrooms, each with an en-suite

This project was a complete reimagining of the property, offering both luxury and functionality for modern family living.

Our Role

Minniedale Projects were appointed as Renovation Project Manager and Contract Administrator, providing a full turn-key service from concept to completion.

Our responsibilities included:

  • Concept design and development, aligning the client’s vision with practical and budgetary constraints
  • Preparation of planning drawings and local authority submissions
  • Oversight of Building Regulations compliance
  • Production of a detailed Schedule of Works to define scope and enable accurate competitive tendering
  • Management of tendering and contractor appointment
  • Full contract administration and day-to-day project management
  • Serving as a single point of contact to streamline communication and decision-making throughout the build

Project Challenges

Transforming a bungalow into a five-bedroom bespoke home presented several technical and logistical challenges:

Structural Adjustments
Building control required deeper foundations than initially specified due to surrounding trees. Working closely with the structural engineer, we revised the drawings and installed deeper footings and additional edge protection, allowing the foundations to be poured within the same week.

Site Drainage Constraints
We optimised the use of a brook running alongside the property for rainwater discharge, avoiding the need for an expensive soakaway system and saving the client £7K, while meeting all approvals from coastal and land drainage authorities.

Coordinating Complex Internal Fit-Out
The first-floor addition and rear extension required careful sequencing of trades, including first-fix services, plastering, joinery, and finishes. Attention to detail at this stage was critical to create a functional, seamless, and aesthetically cohesive home.

Integrating Old and New
Renovating the original bungalow alongside new extensions demanded careful coordination to ensure a consistent finish, blending contemporary design elements with the existing structure.

As an independent Renovation Project Manager and Contract Administrator, Minniedale Projects provided oversight, structured coordination and proactive problem-solving at every stage.

This ensured:

  • Programme and budget adherence
