NORFOLK FARM / WOKING
We were hired for Contract Administrator and Project Management roles during the conversion and extension of the client’s existing detached house. The inside of the existing house was completed stripped back to brick and an existing ‘lean-to’ garage demolished to make way for a modern two storey side extension. This gave the client a new larger master bedroom, ensuite and walk in wardrobe with a library and dining room on the ground floor. The rear of the house was opened up at ground floor and a single storey rear extension with crown roof added.
This gave the clients a large open plan kitchen and entertaining space with fantastic views of the garden. The front elevation was completely re-modelled with cedar cladding, white render and grey aluminium windows to achieve a contemporary design completely transforming the house.





CHESTNUT GROVE / WOKING
Designed and Project Managed by Minniedale Projects. Our in-house Architect put the scheme through planning and drew up the building regulations drawings. The build was then passed onto our Project Manager to tender. The client’s brief was to have a large garage and workshop for his Lotus as well as the family bikes. He had always wanted a ‘show’ garage with lots of natural light. The scheme incorporated two large roof lights and a wild flower Sedum roof.
This gave the garage a unique look on the street. We designed the garage to match the existing house continuing the render and colour matching the garage door to their existing front door. This helped from a planning perspective as well as making the whole build feel integrated.

ELFORT ROAD / NORTH LONDON
A slightly different project for our design team on this terraced property in Highbury, North London. We provided the designs for the kitchen and all the joinery throughout the 5 bedroom house which included the utility room, wardrobes, bench seating, linen cupboard, sitting room cupboards and shelving.
Our services involved Project Management of the supply and installation of the joinery package in conjunction with the build. We approached an independent cabinet maker/joiner to assist in bringing our designs to life!





BARING ROAD / BEACONSFIELD
We were appointed by the client to take on the Contract Administration and Project Management role during the build. We wrote a detailed Schedule of Works and tendered to our approved contractors for competitive tendering. The project involved a contemporary two storey rear extension with pitched roof and refurbishment of the existing 3 bedroom detached property. This gave the client a new master bedroom and en-suite with a stunning vaulted ceiling. And on the ground floor a new open plan kitchen and family room with lovely views onto the garden through the 4m wide, 2.7m tall sliding doors. The through colour external render provided a nice link with the old traditional pebble dash on the main house.
The client had a strict budget to provided cost savings ideas without being detrimental to the overall build. The breakdown and level of detail in our Schedule of Works enabled us to see where costs could easily be cut or specification changed.

COPPERFIELDS / BEACONSFIELD
A blend of modern and traditional styling this single storey rear extension was built using salvaged bricks to match the original house. The aim of the build was to provide a larger entertaining space and better views into the garden while keeping the character of the main house. We maximised the light into the extension with two sets of 4m wide x 2.4m tall slim line aluminium sliding doors finished in anthracite grey.

ICKENHAM / RUISLIP
We were approached by the client to provide ‘space planning’ advice on the layout of their existing house and proposed kitchen extension which had received planning approval.
Our design team provided internal layout options to encourage better flow and use of space which the builders then used in conjunction with the approved planning drawings.
Our services also included full Project Management of the supply and installation of the kitchen in conjunction with the build. We approached a local and independent cabinet maker/joiner to assist in bringing our kitchen designs to life!
The client had very busy work commitments and wanted confidence that the work would be Project Managed and completed on time to a finish they expected. They were extremely happy with the results!
The bespoke handmade kitchen and island were sprayed in Farrow & Ball Moles Breath 276 and the surrounding units in Farrow & Ball Purbeck stone 275 which provided a subtle contrast.

AYLESBURY / BUCKINGHAMSHIRE
Our project in Aylesbury involved the complete refurbishment and reconfiguration of a 5 bedroom detached property which underwent major structural changes to the ground floor. During the build the client wanted to know more about renewable energy sources to save on their heating and hot water running costs. We consulted with a renewable energy company and they supplied and installed a ground source heat pump in the client’s paddock. We were instructed to arrange the trench excavation for the ground strings and then oversee the entire install & commissioning to the main house in conjunction with the build.




WOKING / SURREY
Minniedale Projects were involved in this project from the very start. We produced all the planning and Building Regulation drawings and then wrote a detailed schedule of work pricing document for tender. The scheme involved a contemporary ‘square box’ side extension with a through colour white render and a large set of bi-fold doors at the rear to improve the views of their garden. The Weber monocouche white chalk external render is modern and easy maintenance and a nice contrast to the black aluminium doors and windows.


BRIXTON ROAD / LONDON
We were approached by Ben Reed Architects (benreedarchitects.com) to write a detailed Schedule of Work pricing document for competitive tendering of this contemporary ‘bronze effect’ rooftop extension in Brixton, London. The document broke down each element of the build so all three contractors prices could be compared and analysed easily. The client was then able to make an informed decision on who to appoint with the confidence that everything had been allowed for in the quote.

CHURCH ROAD / RICHMOND
This large 5 bedroom semi-detached town house in Richmond underwent a full refurbishment, a large basement dig and a single storey rear and side extension. The basement work was carried out by a specialist including the waterproofing. All elevations of the property were re-pointed and acid cleaned to bring the lovely yellow hue of the London stock brick back to life. The front had York Stone laid to complement the property and Dinesen wide plank wood floor was laid throughout. A beautiful house finished to a very high standard for a discerning client.


BIDDULPH MEWS / BURTON PARK
Minniedale Projects were instructed by a private client to work with their Architect and Interior Designer on the refurbishment and structural changes to a stunning 3 bedroom Grade 1 listed property. The former coach house is positioned within the grounds of the prestigious Burton Park. Minniedale Projects led all the pre-construction work. First action was to involve a planning consultant to advise if any of the proposed changes were contentious to give direction on the planning applications. Second action was to feedback this to the design team to prepare the planning application. While this is moving forward, we worked on obtaining budget costs from a local builder and involved them at an early stage to meet the tight deadline for hand over.
